Redevelopment of a modern care home facility, to provide ‘extra care’ accommodation.

The site contained an existing care home (built circa 1960), previously operated by the Local Authority, but vacant for some time and no longer to current standards. Sanctuary acquired the site to redevelop this for a modern care home facility, providing ‘extra care’ accommodation.

This facility is to be a flagship venture for Sanctuary as, despite being an established care home provider, this is their first venture into extra care. An extra care facility provides self-contained apartments, so residents have their independence, as well as communal facilities (lounges and bathrooms), with dedicated care staff offering care home services should residents require. The philosophy being that, as a person’s abilities become hindered, they can have a greater level of care without needing to move home.

The project involves demolition of the existing facility and the design and construction of the new extra care accommodation. The new building provides 63 flats, comprising a mixture of one and two bed apartments; this in turn being a mixture of leasehold and rented tenures.

The accommodation includes ancillary living accommodation, restaurant and kitchen, laundry, gymnasium, internet room and sensory garden, as well as administration space. The work also includes all associated external works, drainage and services.

The project was procured on a single stage designand build basis and consists of traditional masonry construction with tiled roof.

The project is currently being constructed and is on time and budget. We have also provided Party Wall advice in relation to the demolition of an existing outbuilding which was built into the boundary wall.

We also provided guidance to Sanctuary to enable the smooth integration of their Interior Designer, who was brought on board late in the scheme
